Blueforge Alliance: Creating a High-Performance Workplace on an Accelerated Timeline

Located near the Washington Navy Yard and the federal defense community, Blueforge Alliance’s new 18,200 RSF office at 300 Main Street SE in Washington, DC establishes a solid, purposeful presence for the Texas-based organization. Designed by GF, the new workplace brings together a secure, high-performance professional environment with the flexibility, hospitality, and brand presence needed to support a growing organization in a pivotal market.

The Washington, DC workplace was designed to provide an effective home base for local employees and visiting staff while positioning Blueforge Alliance close to key decision makers. The project’s success lies in the team’s ability to create an open, adaptable hybrid workplace that supports a wide range of workstyles, meeting formats, and high-level engagements, all within an accelerated delivery schedule.

The primary objective was to create an open, adaptable hybrid workplace that could support a wide range of workstyles and meeting formats. The plan centers on a Collaborative Central Hub, complemented by 11 conference rooms that accommodate focused conversations, team collaboration, formal presentations, and high-level engagements.

Rather than dedicate disproportionate square footage to a single large meeting venue, the team incorporated a large retractable wall. This feature allows a conference room to open into a significantly larger gathering space when required, while preserving appropriately scaled rooms for daily use. The result is a workplace that responds efficiently to changing attendance, meetings, and event needs.

Design/Build Approach

The project was shaped by an unusually demanding schedule. Blueforge Alliance needed staff in Washington quickly, and employees were displaced during the build-out. To meet this need, GF Studio Director Michael Boyer and Senior Designer Sarah Gottlieb adopted a fast-track, Design/Build-oriented delivery process emphasizing early coordination, prompt decisions, and overlapping workstreams. Separate permits were secured so the general contractor could begin demolition of the former space while design of the new workplace continued. This approach accelerated the project without sacrificing alignment in design intent, construction sequencing, and operational requirements.

Execution depended on close collaboration between client, design team, general contractor, and suppliers. Design Development was completed in two and one-half weeks, and Construction Documents were developed in three and one-half weeks, which is significantly faster than typical design durations. The design team committed to same-day review of submittals and shop drawings, and the client’s timely decisions enabled this pace. This rapid response helped the general contractor maintain construction momentum and address field conditions without the delays normally associated with a compressed delivery schedule.

Procurement and value engineering were integral to the solution. The team selected quick-ship lighting, ceiling systems, flooring, furniture, appliances, AV equipment, branding and signage, and retractable-wall components to minimize lead-time risk. The retractable wall also reflects a targeted construction innovation: a floor-mounted system was selected instead of a conventional ceiling-hung system. This avoided structural-steel reinforcement and additional structural-engineering scope, shortened lead time, controlled costs, and delivered the flexible meeting capability the client required.

Completing the vision for the workplace, the design established a distinctive workplace identity from a limited branding package. Warm wood tones, crisp whites, and deep ocean blue create an environment that is both robust and welcoming, appropriate for secure work, collaboration, and important external meetings. Blueforge Alliance’s finished DC office demonstrates how accelerated delivery, practical innovation, disciplined budget management, and responsive workplace planning can produce a flexible, polished, mission-ready environment.

Congratulations to Michael Boyer and Sarah Gottlieb on the completion of another award-worthy project!
