Construction is progressing on 83–85 Chambers Street, a mixed-use adaptive reuse project in Tribeca, Manhattan. Designed by GreenbergFarrow (GF) for United American Land LLC, the approximately 51,729-square-foot development will combine two historic mid-19th-century “store and loft” buildings into a single cohesive structure while preserving their distinct façades. The project will include 16 residential units across 38,435 square feet of residential space, along with 13,294 square feet of commercial space. The property is located on Chambers Street within the Tribeca South Historic District.
The project’s historic façades are being restored as part of the adaptive reuse, with the existing cast-iron and masonry elements retained and rehabilitated. The buildings will maintain their individual architectural identities while functioning as a unified development, with the interior spaces reconfigured to accommodate residential and commercial uses.

New interior renderings show light-filled residential spaces with open-concept kitchens and living areas, light-toned cabinetry, marble-look countertops, warm wood flooring, and large windows. The residential layouts connect kitchen, dining, and living spaces to create a sense of openness, while the lobby features paneled walls, light stone flooring, brass detailing, and integrated seating. Together, the interiors establish a contemporary and refined character while complementing the historic framework of the buildings.

The project is advancing through construction, with the two buildings successfully merging as work progresses. Roof work has begun alongside ongoing exterior and interior work. The project will introduce upgraded building systems, structural improvements, accessibility and life-safety upgrades, and improved energy performance while integrating these interventions within the historic framework.
