Celebrating Female Leadership in Charleston and Myrtle Beach

As GF celebrates Women’s History month, we are proud to highlight the leadership of Laura Helminski and Kelly Hosack. Both Managing Directors are integral to our firm’s success in the South Carolina region, with Laura leading transformative projects in Myrtle Beach and Kelly guiding major developments in Charleston. Their combined 30+ years of expertise and commitment have helped shape the future of these communities.   

Laura Helminski: Driving Growth in Myrtle Beach 

With a focus on Myrtle Beach projects, Laura Helminski has been instrumental in driving development and delivering impactful solutions. Her hands-on leadership and strategic vision have helped GF deliver projects that not only meet the needs of local communities but also set new standards for the future. 

Some of the significant projects Laura has led that have opened this year include: 

  • MINDZERO: A wellness facility in Mount Pleasant, SC, that promotes rejuvenation and emphasizes community, featuring a sauna and cold plunge for stress conditioning. 
  • Coastal Dermatology: A two-phased build-out and expansion that further enhances the facility’s capabilities by introducing a broader range of cosmetic dermatology services and a boutique med spa in Myrtle Beach, SC 
  • Pine Island Retail: A commercial space that promotes local business development – the first of four buildings enhancing the Lowcountry aesthetic within a growing Myrtle Beach community. 
  • Seaside Pediatric Dentistry: A pediatric dental office on a 2-acre lot in Murrells, Inlet, SC, strategically designed for future expansion. The space blends Lowcountry charm with playful, child-friendly interiors and features 10 treatment rooms. 

Laura, how have you seen the Myrtle Beach area evolve over the years, and what do you think makes it unique for development?

Myrtle Beach is one of the fastest-growing regions, the significant opportunities for development have allowed our team to work on a diverse portfolio of project types. The community and project stakeholders are committed to fostering thoughtful and well-managed projects through collaborative teamwork.” 

Kelly Hosack: Shaping Charleston’s Future 

Kelly Hosack has had a profound influence on Charleston’s urban landscape. As Managing Director for Charleston projects, she has overseen developments that honor the city’s historic charm while embracing modern design. Kelly’s ability to balance preservation with a forward-looking approach is at the heart of GF’s work in the Carolina’s. 

Some of the standout projects Kelly has led in Charleston include: 

  • DD2 Sand Hill Elementary School: A phased 14,000 SF two-story addition and renovation to an active, operational campus, featuring new 3rd and 4th grade classrooms, designed to enhance learning while minimizing disruption. 
  • MUSC Concierge and Primary Care: A 6,500 SF medical office shell in Mount Pleasant, transformed into a modern outpatient clinic for the Medical University of South Carolina (MUSC), supporting both Primary Care and Concierge Medicine programs. 
  • 500 East Bay: A modern multi-family student housing community that complements the historic fabric of downtown Charleston, featuring 290 beds, retail spaces, and amenities. 
  • Boeing IRC Expansion: A 310,000 SF expansion of Boeing’s IRC facility in Charleston, SC, featuring additional manufacturing facility, new corporate offices, and a 20,000 SF cafeteria with bold, aircraft-inspired design. 

Kelly, Charleston’s growth has been incredible. How do you approach the balance between modern development and preserving the character of the city? 

Moving to Charleston in 2019 I have been afforded the opportunity to witness the city’s explosive growth both before and after the pandemic. Charleston is a truly unique city, where the richness of its history is woven into the very fabric of the downtown peninsula. As an architect, the challenge lies in respecting these historic forms while thoughtfully integrating modern materials, practices, and methodologies.  

The City of Charleston provides clear parameters through zoning regulations and overlays, urban planning guidelines, and a collaborative approach that also involve community input and buy-in. Our Charleston team takes great pride in understanding and navigating the nuances of working with the Board of Architectural Review (BAR). We recognize that it’s not just about adhering to the guidelines but about finding innovative ways to push boundaries while remaining grounded in the context of the surrounding built environment. Our goal is to create designs that honor the city’s heritage and history while embracing contemporary practices that meet the evolving needs of the community. This delicate balance requires a deep appreciation for Charleston’s past, combined with a forward-thinking approach that ensures the city continues to grow sustainably and beautifully.” 

Leading by Example and Inspiring the Next Generation 

Laura and Kelly are respected leaders and mentors, dedicated to inspiring the next generation of women in architecture, engineering, and construction. Their leadership demonstrates what is possible when women take the lead and reflects a strong commitment to helping others follow in their footsteps. In the spirit of this year’s National Women’s History Alliance yearly theme for Women’s History Month, “Moving Forward Together,” they continue to educate, uplift and empower – ensuring progress is shared across generations 

At GF we are fortunate to have such talented, visionary leaders who continue to shape not only our projects but also the future of women in leadership. Their stories encourage others to pursue their passions and lead with confidence and integrity. 

What advice would you offer to young women who aspire to be leaders in this field? 

Kelly Hosack: My advice to young women aspiring to be leaders in this field is to surround yourself with individuals who not only support and respect you but also challenge you in a constructive way. Authenticity is key. Be true to yourself and never feel the need to apologize for who you are.  

Throughout my career, I’ve had the privilege of working alongside leaders with diverse styles and approaches. I’ve learned to take the best lessons from each of them and shape my own leadership style. It’s important to align yourself with those who genuinely support and advocate for women in the profession, and to recognize when an environment is no longer serving your growth.”

Laura Helminski: Confidence is key – trust in your skills and believe in your vision, remember that this career takes a team so build a strong network of mentors while supporting others, and most importantly, never tire of learning—view challenges as opportunities for growth and innovation.
