GF repositioned this 11-story, 1970s-era precast concrete office building into a modern, high-performing workplace destination. The scope included replacing the dated façade with a sleek, energy-efficient structural silicone-glazed curtain wall system, renovating the main lobby, restrooms, and elevator lobbies, and adding 3,700 SF of habitable space at the penthouse level for a new conference center, restrooms, wellness center, and roof terrace. The refreshed façade features ultra-clear glass panels arranged in three colors that form a dynamic “super grid,” enhancing visibility and creating a bold, contemporary street presence along 18th Street.
