GF designed the speculative suites at 4501 N Fairfax Drive to maximize flexibility and tenant appeal. The 22,475-SF space consists of six separate units that can easily be combined or modified to accommodate different tenants. Full glass front-framed windows allow daylight to penetrate to the core of each suite, enhancing the workspace environment.
Each suite includes a dedicated conference room and coffee station, while all tenants share access to town hall amenities, including three conference rooms, two phone/huddle rooms, a shared pantry/café with a nitro brew coffee bar, and two lounges. The design emphasizes sophisticated, clean, and sleek lines, with pops of graphic wallcoverings to bring energy and inspiration to the space. This approach allows tenants to lease smaller suites while enjoying full access to shared amenities, balancing efficiency with modern design appeal.
