83-85 Chambers Street

GF is providing full architectural services for the renovation and adaptive reuse of two mid-19th-century “store and loft” buildings at 83 and 85 Chambers Street. The project combines the pair into a single, cohesive structure while preserving the distinct character of each building, allowing the development to read as two separate historic façades within the Tribeca South Historic District.

GF’s design revitalizes the existing cast-iron and masonry façades through careful restoration and reconstruction, maintaining original proportions, cornice lines, and storefront articulation. Behind these preserved frontages, the team restructured the interior to create a modern mixed-use environment. Floors two and above were converted into upscale rental residences that retain the loft-style openness and natural light of the original structures. At grade, new commercial space reactivates the streetscape, while the cellar and subcellar levels accommodate additional commercial and resident amenity areas.

Working closely with the New York City Landmarks Preservation Commission, GF balanced historic integrity with contemporary performance, accessibility, and life safety standards. The renovation introduces upgraded building systems, improved energy efficiency, and structural reinforcements—all integrated discreetly within the preserved framework.

By thoughtfully uniting two historically significant properties into a single functioning structure, GF’s design ensures that 83–85 Chambers Street continues to contribute to the character and vitality of Lower Manhattan’s built environment.
