GF provided design services for Garrison Park, a 322-unit multifamily development located in Concord, NC. The project, developed in partnership with Spectrum Properties and Carocon Construction, represents the second iteration of an innovative garden-style multifamily prototype. Building upon the success of the first project, Paxton Point Hope in Charleston, SC, Garrison Park refines the approach to affordable and high-quality housing.
The development spans 14 buildings and includes a mix of one-, two-, and three-bedroom apartment units, including three fully accessible options. The design features five distinct building types constructed with V-B wood framing and 13R sprinkler systems for safety and efficiency. Amenities include a 7,000 SF leasing center and clubhouse, a 4,000 SF fitness center, a saltwater swimming pool with a pool house, a dog park, and various outdoor spaces such as hammocks and a pavilion.
The project’s success was driven by a collaborative process, with bi-monthly strategy sessions involving the Owner, Contractor, and design team to ensure a balanced, cost-effective, and tenant-focused living environment.
