GF provided architectural design services for 815 Sydney Marcus Boulevard, a transformative mixed-use destination located approximately seven miles north of Downtown Atlanta. The project reimagines how Atlantans live, work, and connect by activating an underutilized site with new density, green infrastructure, and engaging public space.
Totaling 1.64 million SF, the development combines 560,000 SF of multifamily residential, 780,000 SF of Class A office, and 300,000 SF of neighborhood-oriented retail and dining. Its location between established neighborhoods and major commercial corridors positions it as a key link between Midtown’s business energy and the surrounding community, creating a dynamic live-work-play environment.
The design emphasizes wellness and connectivity, linking residential, workplace, and retail spaces through a series of plazas, skybridges, and rooftop parks. At the center of the site, a landscaped courtyard anchors the development with outdoor dining, retail, and social gathering spaces. The plaza doubles as an ecological feature with shade trees, native plantings, and water elements that enhance comfort and sustainability.
Two mid-rise buildings rise along the site edges and are joined by bridge volumes that house shared amenities, encouraging interaction between residents, office users, and visitors. The stepped rooftops extend the public realm upward with terraces, gardens, and social decks that offer skyline views while contributing to stormwater and energy performance goals.
Architecturally, the project is defined by light-filled façades and a blend of transparent glazing, textured metal screens, and green-wall accents that balance daylight, warmth, and scale. The interplay of materials creates a contemporary expression rooted in Atlanta’s modern design language.
At street level, restaurants, cafés, and local retail open onto wide, shaded sidewalks and landscaped courts, creating a walkable and welcoming environment that connects private development to the surrounding public realm.
