GF delivered architecture and interior design for the landmarked cast-iron building at 319 Broadway in Tribeca, transforming it from commercial and office use into a mixed commercial-residential asset. Built in 1869-70 by D. & J. Jardine, this five-story, 13,156 SF Italianate structure, originally one half of the “Thomas Twins” and designated a New York City landmark. has been thoughtfully converted.
The renovated building now includes one commercial space at grade and eight luxury rental units above, totaling approximately 11,420 SF of residential area. Each unit blends contemporary comfort with historic character, retaining original cast iron and architectural detailing while introducing modern amenities. A rooftop terrace extends the living experience outdoors, offering terraces and views that enhance the urban setting.
GF’s design approach preserved the integrity of the facade, including cast iron piers, arched sash windows, and the cornice, while reimagining interiors to meet modern lifestyles. The careful restoration, paired with sensitive adaptation, ensures that 319 Broadway remains a vivid part of Tribeca’s architectural fabric.
