Nettles Newry Master Plan

The Nettles-Newry site encompasses about 600 acres in Oconee County, SC. The site is a few miles from both the City of Seneca and Clemson University, accompanied with views of Lake Keowee. Little River bisects the site, and it is adjacent to the historic Newry Mill. The master plan for the site included extensive GIS based site analysis including elevations, slopes, soils, and vegetation.

This analysis informed the design process allowing the landscape architects to arrange program elements in the most appropriate locations. The program for the site included residential opportunities ranging from large lot (estate) residential to smaller lot (more urban) residential to multi-family. Other land uses included a village center with retail, restaurants, and offices, a charter school, a satellite campus for Clemson University, and a Continuing Care Retirement Community. There is also a substantial sports complex with fields to be shared by the City of Seneca, the Charter School, and Clemson University (intramurals).

Significant open space and parks throughout the site with connected trail networks. GF worked closely with the clients to refine their program and they led the master planning effort – which will culminate in the development of a Planned Development rezoning in Oconee County. It is anticipated that the project will include several phases and take several years to complete.
