Nettles-Newry Master Plan

GF led the master planning effort for the approximately 600-acre Nettles-Newry site in Oconee County, SC, located near both the City of Seneca and Clemson University, with scenic views of Lake Keowee. The site is bisected by Little River and adjacent to the historic Newry Mill.

The master plan was informed by extensive GIS-based site analysis, which included detailed assessments of elevations, slopes, soils, and vegetation. This data guided the placement of program elements, ensuring that each use was positioned in the most suitable location. The plan includes a diverse range of residential options, from large estate lots to smaller, urban-style residential lots and multi-family housing. Additional features include a village center with retail, restaurants, and office spaces, a charter school, a satellite campus for Clemson University, and a Continuing Care Retirement Community.

A substantial sports complex with shared fields for the City of Seneca, the Charter School, and Clemson University’s intramural programs is also part of the plan. The site’s open space and park areas are connected by an extensive trail network, offering both recreational and aesthetic value. GF worked closely with the client to refine the program and will continue to lead the project through the development of a Planned Development rezoning in Oconee County. The development is expected to be completed in phases over several years.
