287 Broadway

GF provided architecture and interior design for the restoration of 287 Broadway, a historic six-story cast-iron building in Tribeca. Originally designed in 1871 by John B. Snook in the Italian/French Second Empire style, the structure, once known as the “leaning landmark,”” illustrates the 19th-century transformation of lower Broadway from a residential boulevard to a commercial hub. Closed in 2007 due to structural concerns, the building required extensive rehabilitation to restore its original character.

The 13,425 SF restoration included the repair and reproduction of cast-iron elements; all piers, cornices, cresting, and decorative details were meticulously reproduced to match original style and materiality. The ground-floor storefront, which had deteriorated, was reconstructed using wood and glazing in the same style, materials, and colors. Retail space was renovated and the upper floors converted into nine residential units. The building’s lean,nearly one full foot from side to side,was structurally remediated to bring it back to true plumb.

In 2022, GF was honored with the Lucy G. Moses Preservation Award by the New York Landmarks Conservancy for outstanding preservation work on 287 Broadway.
