Garrison Park is a thoughtfully designed multifamily development consisting of 322 garden and carriage-style apartment homes, located in Concord, NC. Developed in partnership with Spectrum Properties, GF, and Carocon Construction, this project represents the second iteration of an innovative garden-style multifamily prototype. Spanning 14 buildings, the development features a mix of seven unit types, including one-bedroom, two-bedroom, and three-bedroom layouts, with three fully accessible units. Five distinct building types were constructed using V-B wood framing with 13R sprinkler systems, creating a safe and efficient design.
Amenities include a 7,000 SF leasing center and clubhouse, a 4,000 SF fitness center, a saltwater swimming pool with an adjacent pool house, a dog park, and outdoor spaces with hammocks and a pavilion. The collaborative process, guided by bi-monthly strategy sessions involving the Owner, Contractor, and design team, focused on delivering an affordable, high-quality housing solution. Garrison Park builds upon the success of the prototype’s first iteration, Paxton Point Hope, located in Charleston, SC, and exemplifies a refined approach to multifamily housing that balances cost, functionality, and tenant experience.
